1) Get a list of keywords specific to your business ( take help of keywords tools)
2) From the list --Sort out all the common key terms often encountered by clients you are targeting
3) From the sorted list try to avoid chasing key terms which already have too many big competitors.
So, finally you are left with a list that best suite your SEO needs.

use VRE tool bar to find monthly search volume of keywords and according to competition u can select targated keywords for ur site .
and also...determine the value of your keyword using Keyword Effectiveness Index- its a tool that compares the number of searches for a keyword with the number of search results and will give you the most effective keyword for your target one

The only 'right' keywords imho are the ones that convert to sales...that I can only find after throwing some spaghetti at the wall and/or buying them and tracking for some time.

-know what your site's focus,Purpose and targeted visitors.
You must be aware of your competitors.
-do some research and find out which keywords they are using
Popularity of keyword
-get to know the popularity of that particular keyword. How many searchers used that keyword and how tight is the competition.
